Turns out that today is #checklistday, so it only seems right that today I should share with you **one** of my "famous" transaction checklists!
Second only to my listing presentation, I've had more requests over the years to share my checklists than anything else.
Here's the story of how they were created ...
I was about 7-8 years into the business (but only about 1-2 years of being an independent agent) and my business was BOOMING. Great news, right? It was, but I was also struggling big time to keep everything together. I didn't have an assistant, so I was doing everything on my own. After a couple of nights in a row of waking up in the middle of the night panicking that I had forgotten something ... and actually forgetting to order a pest inspection until the day before settlement on one of my transactions, I decided to formalize my process.
See, I knew what to do. I'd been selling real estate for many years and sold hundreds of homes, but everything was in my head. So I spent a couple hours one afternoon documenting my process for each scenario or type of transaction. I would then "apply" that process as we got to it.
Signed a new for sale listing? I started working through my checklist for that part of the transaction. When that listing went under contract then I applied that checklist. When the home inspection was removed then I applied that checklist, and so on and so on.
I'll tell you, this was a GAMECHANGER for me. I've worked with these checklists in Evernote. I've printed them out and put them in files, and now I use them in DotLoop (where you can apply scheduled dates to your templates ... ie 2 days after applying the template a new tasks will become due, and I can schedule certain tasks to certain people in my templates).
The really nice thing about these checklists is that when I have hired assistants I was able to insert them right into the process which really helped to streamline training and the learning curve. You'll notice that some of the tasks note my initials for me to do, and others note for my assistant to send something to me. Edit these as you see fit.
