Super Summer Boot Camp: Week 3

This week's task: New Construction

Visit 3 communities (ideally that you haven't visited before), and get to know the sales rep. Write 5 personal notes ... 1 to each of the reps you met with ("Thanks for your time today. I loved your community/product/etc. I'll be sure to bring by my clients whenever I can."), plus 2 others ideally to clients that may like one of the communities you saw ("I was touring this community today, and thought of you"), or maybe who live in the community already ("I was touring the model in your neighborhood, and thought of you").

New construction homes and communities are often overlooked, and it is more important than ever to know the inventory available. In some markets, new construction may be all that is available. Knowing the new home options can really be beneficial when working with your buyers, and even for your sellers by understanding the competition. Also, getting to know the sales reps can help to "save" a deal if your buyer walks in without you (it happens to so many of us, you share the neighborhood with them, advise them not to stop by without you, and they don't want to be a bother or don't really think they will be interested and do it anyway). It can also get you more business, either from the rep or meeting folks who are there. An agent on my team was visiting a model and a woman who was walking around there alone over heard her talking to her clients and the sales rep and approached her and asked her about listing her home for sale! Opportunities are everywhere, but you need to be out there and engaged in your marketplace to find them.

If you live in an area with little to no new construction, then pick a home to preview in 3 different neighborhoods in your area, and write 5 personal notes ... 3 to the listing agents ("Thank you so much for the opportunity to preview your listing today. I hope to show it to a buyer soon."), and 2 to clients. Don't neglect the listing agents! Rarely do we acknowledge or appreciate one another, and yet the agent on the other side of the transaction is key.

Types of homes, price ranges, location of model. Be sure to indicate the County and State that it is in, we have women all across the Country in the group.
